I.  About our Trumbull Real Estate Market:

1.  Trending Homes Active VS. Pending:

  • Shows desirability of our houses in Trumbull
  • The closer the lines are to converging, the higher the interest in our homes in town
  • The closer the lines are to converging, the fewer homes are available, typically with many under contract
  • The closer the lines are to converging, the more desirable our homes are and higher the probability our houses will appreciate in value.
  • Because our market is seasonal, it is best to compare the trend same season last year
  • The gap between the lines is wider in 12/2015 than 12/2014 showing fewer homes under contract and more homes for sale today as compared to last year

2.  Homes Sold PER PRICE RANGE- broken down Quarterly and Yearly:

  • Find the Price of your home and how homes priced like yours are trending
  • See the activity level of houses priced like yours versus other price points
  • See which price points are hot and which are not
  • If you’re looking to sell, can a simple price adjustment move you into a better market?

 3.  Active Homes PER PRICE RANGE- broken down Quarterly and Yearly:

  • Find the price point of your home.  Are there more or less homes for sale than last year or last quarter?
  • Do you have a lot of competition in your price point compared to other price points?
  • Is your competition to sell in your price range trending up or down?
  • How do Active’s in your price range compare from last year to last quarter?

4.  Months of Inventory PER PRICE RANGE- broken down Quarterly and Yearly:

  • Find the number of months of inventory that are on the market in YOUR price range.  This measures the number of months it would take to sell a home in your price range.
  • Is the Inventory trending higher or lower the past quarter compared to the last 12 months?
  • Price it more competitively and it will sell quicker
  • Price it higher and it will take longer to sell.
  • See how long it takes to sell a home in your price range from others.
  • The higher the number of months of inventory, the tougher it will be to sell.  The opposite is also true too… the lower the number of months of inventory, the easier it will be to sell.

5. Price per Square Foot PER PRICE RANGE- per Quarter and per Year:

  • What is the average price per square foot of a house in your price range?
  • Are home prices per square foot trending higher or lower in your price range compared to last year?
  • Are home prices per square foot trending higher or lower in your price range compared to last quarter?
  • A price per square foot trending lower usually indicates higher competition and/or fewer sales
  • A price per square foot trending higher usually indicates lower competition and/or more sales
